Before a solar project can move forward, a study must be performed by the electric grid operator to determine the interconnection requirements, both physical and financial. For this reason, solar companies enter into Lease Option agreements.
These agreements give the developer the right but not the obligation to execute a full Lease for the land at a later point in time, at the terms agreed to in the Lease Option. The Lease Option structure allows the developer to proceed with the interconnection study, and the decision to move forward with the project (and execute the Lease) will be made after the study results are available.
IMG typically requires a 4-year lease option period with a 25-year lease term, with additional extension years preferred. The landowner will begin getting paid from day one of the option term, with payments increasing significantly if the project moves into construction. IMG is more than happy to work with the landowner to address any specific concerns.
At the end of the lease, IMG will remove all equipment and the land will be returned to the landowner in its original condition.
Yes! The landowner retains all mineral rights. Leasing your land for solar will not disturb any existing lease you may have in place for mineral rights, and it is possible for oil and gas operations to coexist with a solar project.
The solar project could lead to an increase in property taxes. However, IMG will commit in our lease agreement to be responsible to pay for any increase in property taxes solely due to the energy project.
Most solar farms typically take under a year to construct. Prior to construction, infrequent site visits may be required to assess land for feasibility and complete environmental studies.
No, unlike other power generating facilities like a gas power plant, solar is silent and has no moving parts. The electrical equipment like inverters may produce a small humming noise (similar to an air conditioner) which will not be heard from a distance. There are no daily on-site employees and required maintenance is usually minimal.
